Why should I use a broker?

While trying to navigate New York’s fast paced market and negotiate a deal for your dream apartment, a “learn as you go” attitude rarely succeeds. An experienced broker guides you through the process saving time and helping to avoid hidden pitfalls along the way.

How do I get started?

This website was designed to be a one stop resource. Search over 16,000 active sales and rental listings on our search page. When you are ready, reach out by inquiring about a listing directly or by using our contact form below.

How early should I start looking?

Rental clients should start browsing listings online 2-3 months before they wish to move. Unless there is flexibility with the move date it doesn’t make much sense to view listings in person more than 4-6 weeks ahead of your move date. For sales clients, you should start viewing apartments at least 6 months before you wish to move. The closing process alone can take 3 months.

How much apartment can I afford?

Rental clients need to earn 40x the monthly rent annually. For example, a $3,000 apartment needs $120,000/year salary. Income can generally be combined among roommates to meet the minimum. Renters who don’t qualify may use guarantors (co-signers). Guarantors need to earn 80x the monthly rent. For sales clients you should speak with a New York banker about getting pre-approved.
